10 STEP BUYING PROCESS

1. Start Your Search

The first step in buying a new home is for us to identify the neighborhoods you want to live in. Save your favorite homes, then add them to a collection – where we can comment and collaborate

2. Buyer Consultation

Let’s get to know each other! Once you’re ready to work with our team, we’ll meet together for a Buyer Consultation to focus your search and determine what you want and need in a home.

3. Get Pre Approved

We’ll introduce you to our mortgage partners who can help you determine your buying price range with confidence. Be prepared to dig into paperwork in this part of the process and provide pay stubs, W2’s and tax returns. The lender will do a full review and then tell you what you will be able to borrow in order to purchase a home. This is a vital step in the home buying process!

4. Tour Homes

Here’s where the buying process gets really fun! We’ll schedule showings on your top 3-5 homes from your search portal with your buyer agent or a showing agent. After viewing the properties we will go over the touring feedback forms and select the right property for you.

5. Make an Offer

When you’re ready to make an offer, your agent will present a written offer to the seller. While everyone loves getting their offer accepted right away, the seller could come back with a counter offer, or reject your initial offer all together. We’re happy to walk you through each of these possibilities and exactly how to handle them.Once an offer is accepted, it’s time to get your financing in order and move forward to the next step!

6. Offer Accepted

We will now go through our due diligence process including mortgage application, inspections & appraisal. Our transaction coordinator will be in contact with more details.

7. Due Diligence

A professional home inspection, which discloses vital information about a home, is a must before finalizing your purchase. If financing the property the lender will have the property appraised

8. Home Insurance

Home insurance protects your new home and belongings from accidental damages. Make sure you insure your home with a plan that fits. Our affiliated insurance company will give you a lost history report on the property!

9. Closing Day

You and your agent will perform a final walk through of the property, meet with the title company for all necessary closing documents & you will obtain the keys to your new home.

10. Celebrate
